Watering your foundation in Texas: drought, clay and drainage

This is the genuinely Texan part of foundation care, and the part a repair salesperson has the least reason to explain. Piers fix a symptom. Soil moisture is the cause.
What the clay is doing under your house
Much of Texas sits on expansive clay soils that swell when they take up water and shrink when they dry. TREC's guidance to Texas inspectors puts it plainly: some movement over time is normal, particularly in areas like Texas where clay soils dominate, because clay soil expands and contracts with changes in moisture levels (TREC). The damaging version is not movement, it is uneven movement: one corner drying out hard under a thirsty live oak while the north side stays damp under a downspout.
That is why Texas foundation damage clusters in drought years and in the wet spell that follows one. A long dry summer pulls the perimeter down. The first serious rain swells it back. Repeat that for three years and the slab has been flexed like a credit card.
Foundation watering, done properly
Austin Water tells its customers directly: 'You may water your home's foundation on your assigned watering day and times. Set sprinklers to water the ground about 18 inches from the foundation' (Austin Water). The goal is not to wet the soil, it is to stop it from swinging.
- Aim for steady, not wet. The target is consistent moisture year round, so the clay never gets a chance to shrink hard and then rebound.
- Water the whole perimeter, evenly. Watering only the side that looks worst creates exactly the differential movement you are trying to prevent.
- Little and often beats a soaking. Dumping water on badly desiccated clay can swell it fast and cause its own damage. Ease it back over weeks.
- Keep the water off the slab itself. Around 18 inches out, per Austin Water's guidance, not against the brick.
- Stop when it rains. Saturated clay heaves. Foundation watering is a drought measure, not a year-round sprinkler setting.
- Check your utility's current stage first. Restrictions, watering days and exemptions differ between Austin Water, SAWS, Dallas Water Utilities, Houston and every co-op and municipal utility in the state, and they change. Read your own utility's current rules rather than a generic schedule.
The three water problems that beat any watering routine
- Grading that falls toward the house. Soil should slope away from the foundation. Flower beds built up against the brick, and years of mulch, quietly reverse that.
- Downspouts that discharge at the corner. A roof is a rain-collection machine aimed at one spot. Extend downspouts well clear of the foundation. This is the cheapest fix on this page.
- Leaks under the slab. A weeping supply or sewer line soaks one zone continuously, and no amount of even watering elsewhere will offset it. A hydrostatic plumbing test finds it. Poor drainage and plumbing leaks are two of the six causes of differential movement TREC lists.
Trees, roots and root barriers
Large trees near a foundation extract enormous volumes of water from clay in summer, and TREC lists tree roots or large plants near the foundation among the causes of differential movement. The answer is rarely to remove a mature tree, which can itself cause heave as the soil rehydrates over years. It is usually to keep that zone irrigated, and sometimes to install a root barrier. Both are decisions to take with an arborist and an engineer, not on the basis of a web page.
Watering, grading and downspouts are maintenance, not repair, and they will not lift a slab that has already dropped. What they do is stop you paying for the same piers twice. If the house is already moving, get the engineer's evaluation and then quotes.
